We are seeking a highly experienced, full time, hard working and motivated Maintenance Supervisor for a community located in Nashville, TN. The Maintenance Supervisor is expected to be hands-on, direct the maintenance and housekeeping staff and help complete all work and repairs. Candidates must live within 30 minutes of the property location and may be required to be on site for all emergencies

Duties and Responsibilities:
Plan, coordinate and oversee all mechanical operations, maintenance procedures, energy management programs and projects for building.
Supervision, training, and scheduling of maintenance staff.
Contact, direct and monitor all outside contractors performing electrical and mechanical installations or repair work.
Ensure all work orders are processed promptly and courteously.
Direct and maintain an effective operation and general building maintenance program with accurate records on all phases of activity.
Prepare maintenance budget proposals and repair/replacement plans.
Direct and assist all emergency authorities and response teams in capacity of fire/life safety, and damage assessment teams.
Perform community inspections on a routine basis.
Coordinate all facility testing/inspections
Obtain all required licenses and permits
Administer preventive maintenance program and keep record of all the inspections/work done
Such other work as may be assigned by the Community Manager
